Shah Alam Nur :
A large number of real estate companies are running their business in the capital without getting registration from Rajdhani Unnayan Kartripakkha (RAJUK).
According to Real Estate Management Ordinance in 2011, taking approval from the City Development Authority-RAJUK is a must before venturing any housing business.
RAJUK data showed that only 400 companies have got registration from the office although enormous number of housing companies are operating their illegal business in the city for long.
However, although the RAJUK has no specific data on how many real state companies have been doing such illegal business, the number might be around 1600, a high official of RAJUK said.
Meanwhile, a number of owners and officials of such unregistered housing companies alleged that different types harassment by a section of unscrupulous staffs of RAJUK has kept the businesses away of being registered.
“Those who got registration from RAJUK, either have to pay a substantial amount of money to the officials on a regular basis. Otherwise the RAJUK officials every now and then harasses the businesses raising new issues,” a managing director of a developing company told the New Nation on Tuesday.
He also said RAJUK introduces new law every year and asks for registration which also creates unnecessary harassment for the companies. He said “In order to avoid harassment and obtain registration easily, the companies have to appoint third party and thus they are forced to spent a large amount of money for nothing before starting their business,” he said. Some of the owners of such unregistered companies also alleged that a large number of their fellow businessman are not trying to get registration only to avoid the harassment of RAJUK corrupt officials and employees. However, declining the allegation against the authority, Chairman of RAJUK, GM Jainal Abedin Bhuiyan said, “We have advertised in the national dailies several times asking the private real estate companies to complete their registration according to Regulation, but most of them did not respond to it strongly.” “We are now planning drive against the non-compliant companies,” he added.
However, according the RAJUK Chairman, a total of 150 companies got their registration last year, but in this year, RAJUK authorities did not find a significant response from the private real estate companies.
